Southeast Edmonton’s signature shopping complex has a new owner with a plan for infill housing.

Maclab Development Group bought Mill Woods Town Centre and aims to infill the site with rental housing “that will bring more activity and density to the area,” the company announced in a Friday news release.

Otherwise, the local developer’s plans mean “business as usual” for enterprises already operating in the space, president and CEO Bill Blais told Postmedia.

“That’s a property that has a number of phenomenal tenants in place,” he said. “We just see that there’s some vacant parking on it.”
Located in the heart of Mill Woods, the shopping centre is situated at the southeast terminal of Edmonton’s delayed Valley Line LRT. The developer said it found opportunity in the city’s investment in transit to the area, and it’s working on a plan to guide the development process.

City Coun. Keren Tang, who represents the area as part of Ward Karhiio, called the announcement “a positive step forward” for Mill Woods Town Centre, especially after an anchor tenant announced its own plans to close in the new year.
The board of directors behind the Co-op grocery store, located along 66 Street at the west side of the complex, decided to shutter the location amid rising costs and declining sales.
“It’s been on my radar that the future of Mill Woods Town Center has been uncertain for quite some time,” Tang said. “I think this development offers a real opportunity for potential economic development, for community building, for growth in this part of the city.”

Over the next 18 months, the Maclab Development Group will reach out to neighbouring residents in the surrounding area, including land owners and community leagues, to undertake public engagement on the project, Blais said.
Based on conversations with constituents, Tang said she expects community members will want to touch on access to key amenities such as grocery stores, measures to boost the local economy and safety after receiving reports of social disorder in and around the transit centre.
For her own part, she hopes the conversation broaches the importance of the commercial space as an area to gather and build community.
“Whatever the engagement looks like, I hope it becomes an opportunity to have some of these broader conversations,” Tang said.
